Condo insurance that starts where your HOA policy stops

Your association insures the building. You insure what’s inside your walls, what you own and what you could be held responsible for. We help you see where one policy ends and the other begins.

TexPro Insurance is an independent insurance agency based in Houston, Texas, licensed in Texas only, serving clients across the state with property and casualty coverage.

The basics

How condo insurance works

A condo association’s master policy usually covers the building’s structure and common areas, like hallways, roofs, elevators and pools. What it doesn’t cover is spelled out in your association’s declarations and bylaws, and that gap is what a condo (unit-owner) policy is built to fill.

Some master policies cover only the bare walls. Others include original fixtures and finishes inside each unit. If you’ve remodeled a kitchen, replaced flooring or added built-ins, those improvements may be your responsibility. That’s why we ask for a copy of the master policy and your association documents before we quote. Then the dwelling limit on your condo policy can match what you would actually have to rebuild.

The Texas Department of Insurance describes condo insurance as covering your personal property and the interior of your unit, along with liability protection and additional living expenses. Policy forms and optional coverages vary by carrier, so comparing them side by side matters.

What it covers

What a condo policy can include

Coverage varies by carrier and policy form. Here’s what we typically review with you.

01

Dwelling (unit interior)

Walls-in items you’re responsible for, such as cabinets, flooring, fixtures and improvements you’ve added.

02

Personal property

Furniture, clothing, electronics and other belongings, with special limits on items like jewelry.

03

Loss assessment

Your share of a special assessment the association charges owners after a covered loss to common property.

04

Additional living expenses

Extra costs to live elsewhere while your unit is being repaired after a covered loss.

05

Personal liability

Claims if you’re legally responsible for injuring someone or damaging their property, including a neighbor’s unit.

06

Medical payments

Smaller medical bills for guests hurt in your unit, regardless of fault.

General summary only. The actual policy language controls, and all coverage is subject to underwriting approval.

Who it’s for

Is this you?

  • Owners in high-rise and mid-rise buildings in the Galleria, Uptown, Downtown, Montrose and the Medical Center
  • Owners of garden-style or townhome-style condos governed by an association
  • Buyers whose lender needs proof of coverage before closing
  • Owners whose association raised its master policy deductible and want to know their share
  • Owners who rent their unit to tenants (a different policy setup may be needed; see landlord insurance)

Condo facts to know

  • Read your association’s declarations. They decide which parts of the unit the master policy covers and which parts are yours to insure.
  • Most Texas home and condo policies cover sudden and accidental water discharge but not a continuous leak. Water from a unit above is a common condo claim.
  • Flood is excluded from most condo policies. Ground-floor units, storage areas and garaged vehicles in Houston deserve a flood conversation.
  • If you live on the Texas coast or in Harris County on Galveston Bay, your policy might not cover wind and hail, and separate wind coverage may be needed.

FAQ

Frequently asked questions

What does condo insurance cover in Texas?

According to the Texas Department of Insurance, condo insurance usually covers the contents of the unit you own, such as appliances, fixtures and personal belongings, plus liability and additional living expenses. It may also cover common property you’re responsible for under your association’s rules. Coverage depends on your policy.

Do I need condo insurance if my HOA has a master policy?

Usually, yes. A master policy generally covers the building and common areas, not your belongings or your personal liability, and it may not cover interior finishes or upgrades. Your lender may also require a unit-owner policy.

What is loss assessment coverage?

If a covered loss damages common property and the association’s insurance doesn’t pay all of it, for example because of a large master policy deductible, the association may assess each owner. Loss assessment coverage can help pay your share, up to the limit you choose.

Does condo insurance cover flooding?

Typically not. Flood damage from rising water is usually excluded, and coverage comes from a separate flood policy. We can review flood options alongside your condo policy.

I rent my condo to a tenant. What do I need?

A standard owner-occupied condo policy may not fit a rented unit. Ask us about coverage designed for rented units, and ask your tenant to carry renters insurance. Coverage depends on your policy.
